Utah Ski Resort Going to Auction

Eden, UT – A northern Utah ski area, and a substantial chunk of the Ogden Valley, will be auctioned off to the highest bidder on June 1.

Wolf Creek Utah Resort, which includes Wolf Mountain, at 1,000 vertical feet the state’s smallest ski hill, will be sold at auction along with its 6,845-yard 18-hole championship golf course, events center, Discovery Center, and enough land to subdivide into 850 to 950 residential and commercial lots. All told, the resort’s land holdings exceed 3,000 acres at the base of the access road to nearby Powder Mountain ski area. It’s also a short drive from Snowbasin Resort, one of the 2002 Olympic venues.

Wolf Creek Utah is largely driven by real estate sales and development, and when those sales dried up the resort’s fortunes changed. The property entered Chapter 11 bankruptcy proceedings two years ago in the face of debts totaling approximately $20 million. While auctioneers will first attempt to sell the resort as a single package, auctioning off the property piecemeal is also being considered.

Wolf Creek Properties purchased the former 110-acre Nordic Valley ski area in 2005, renamed it Wolf Mountain and integrated it into the resort’s operations with day and night skiing via three lifts with terrain covered by snowmaking. The resort’s water utility company was already sold by Wolf Creek Properties in January 2011 and are now public entities. The resort’s real estate brokerage and vacation lodging rental company both folded with the decline in the real estate market.

Upon completion of the auction, the successful bidder must provide $100,000 in earnest money via a cashier’s check payable to the auctioneers, Erkelens & Olson of Salt Lake City. The money will be used as an initial payment toward the purchase price.
